The property is nestled in the Stara Planina (Balkan Mountains) and is an ideal refuge for hunters, fishermen, hikers, and mountain bikers. On a 1,000 m² plot stand three houses, and the location at the end of a picturesque foothill village ensures privacy and peace. Access is via a dirt road manageable by regular cars. Driving all the way to the gate would require an off-road vehicle or investment in upgrading the access (150m from current parking spot).
Water and electricity are currently disconnected – the property was used as an off-grid retreat. Electricity is at the property boundary; connection would require new registration and replacement/modernization of cables and distribution. Water is approximately 200m from the property from a natural spring higher in the mountains; alternatively, a well is possible or connection to the village water supply about 500m away.
The houses are traditional Balkan clay structures, naturally insulating and easily repairable, but require regular ongoing maintenance (especially to prevent roof leaks). There are two concrete terraces – one suitable for sunbathing, the other covered, ideal as an outdoor kitchen or sitting area.
The smaller house (27 m²) currently serves as storage and has two rooms with flexible use. The second house (38 m²) consists of one large living room with functional wood stove and bar; the space can easily be divided into two rooms for better heat management. In the back of the garden is a summer house built last year – not yet fully finished but has potential as children's quarters, additional living space, or guest house; thanks to recycled and natural materials, it's truly unique. Its style resembles a fairy-tale hobbit-style dwelling. The toilet is dry – a classic outhouse.
The garden offers two fruiting mulberry trees, old and young walnut trees, peach and pear trees. The ideal interested party is a nature lover who appreciates simplicity, peace, and self-sufficiency – with reasonable investment (e.g., solar panels, well with pump), a comfortable and stable base can be created in one of the most beautiful parts of inland Balkans.
